There’s no such thing as too much communication when you’re building or renovating a home. “I’m on my toes 24/7. I look at every project as a new challenge. I don’t assume that anything is going to be easy, but I make sure that for my client, the process is always easy. That’s my job.”  Wayne is in constant communication with his client, with the architect and with subcontractors. “There can be a lot of distance between what’s on the drawings and what’s in a client’s head. Client satisfaction is my number one priority. It's my job to make sure the client gets the home they want and is able to provide input at any time.”

Back Bay – Build-out of a gutted two-story contemporary condominium overlooking Copley Square.  The project included an entertainment/game room, custom kitchen featuring German Bulthaup cabinets, 4 new bathrooms and a photo studio. All doors, built-ins, running trim, bath vanities and several sliding Shoji screens were custom milled out of Douglas fir for the owner. A complex lighting system illuminates the home, and hidden lighting alcoves allow architectural features to be showcased.  The master bathroom consists of a spectacular glass tiled steam shower, a large double vanity with stone top which floats above the floor, and a granite surround soaking tub which is also surrounded by ambient light in architecturally detailed plaster alcoves. A new historical copper penthouse opens up to a roof deck with spectacular city views and includes a grilling and entertaining area along with a hot tub.  The roof had to be structurally reinforced to allow for the added weight of the roof hot tub and reconfigured deck space.  Located directly on one of the busiest streets in Boston, street rentals and hoisting of materials had to be meticulously planned in order to keep to the tight construction schedule.

 

Pier 7, Charlestown, MA – Complete gut and renovation of a luxury condominium located on the water at Constellation Wharf in Charlestown.  Exterior water-proofing was required due to inadequate original construction and wear and tear, which caused the condominium to take on water.  The interior renovations included a gourmet kitchen, custom dining room buffet, Italian marble foyer, living room, office, master bedroom and master bath.

 

Brookline, MA – Renovations and addition to a contemporary cape.  The 3-story clapboard and slate roof tower addition provided an elegant bedroom and dressing room on the second and third floors and a new kitchen on the first floor.  The 1,100 SF kitchen includes custom cabinets and an antique reclaimed floor. The slate roof was removed, reinsulated and replaced from above to maintain the existing tongue and groove cathedral ceilings.  This elevated the roof line by eight inches, therefore, new trim had to be installed to the entire exterior and the chimneys needed to be replaced and re-flashed.

 

Weston, MA – Complete renovation of a 60's style ranch home for a nationally known architect.  Renovations included a full commercial capacity high-tech kitchen, two home offices, maple floors and stairs, custom built in bookshelves, kitchen cabinetry, desks and TV armoires. Construction also included a 1,200 SF custom built library with floor to ceiling built in cabinetry. The modern design features extensive custom lighting highlighting art collections. A hybrid environmental control system was installed in the main house and display garages for collection preservation.  The renovation turned this ranch home into a fully contemporary space providing the owner with solid lines and high quality finishes.

 

South Boston – This Brownstone renovation included a modern gourmet kitchen and raised wood floors with concealed mechanical systems.  The challenging restrictive site conditions and sensitive neighborhood impact concerns created unique political and construction challenges.  BayPoint took the lead to gain political and community approval resulting in project design and completion that attained mutually satisfactory results for vested community members and homeowners.

 

Brookline, MA – Total gut and renovation of a 4-story condo designed by CBT.  The project included a new custom kitchen with stone and marble countertops and custom cabinetry, new bathrooms, granite, marble and hardwood floors with radiant heat, and a grand central staircase spanning four floors.  BayPoint’s careful planning allowed this client to move in as planned on their tight schedule.

 

L & M Construction, Holliston, MA –Responsible for all aspects of the finish carpentry business and managing multiple crews. Worked with developers on Multi-million dollar homes and with homeowners on smaller scale projects. Was responsible for developing business leads and negotiating project scope and managing subcontractors on larger scale projects.

 

Dan Campbell DBA, Upton, MA – Senior member of a custom carpentry crew and worked on multiple construction projects in a variety of roles.

 

Residential Homes, Medford, MA – Finished millwork of a subdivision development featuring 150 new homes.

 

Condominiums at Whiting Lane, Hingham, MA – Custom Carpenter, Craftsman and Cabinet Maker for 32 luxury condominiums/townhouses with vaulted ceilings, bay windows, columned family rooms and extensive custom molding and cabinets.
