Dover, MA – Located on the Charles River, a large section of this home had to be demolished and rebuilt due to a poorly built addition constructed in the 1960’s.  The new addition incorporates the original 1920’s architecture and includes a first floor family room, a second floor master bedroom suite and a third floor bedroom, gymnasium and bathroom.  Due to the close proximity to the Charles River, a new retaining wall was constructed to adhere to the strict requirements of the conservation commission. This entire project was completed while owner occupied.

Sherborn, MA – The original residence was expanded, transforming this small gambrel style structure into a large cottage farm house complete with all new modern amenities and the charm of an old farm home. The addition of a 2-story garage, designed to resemble a barn, connects to the new house via a mudroom with ample built-in cabinetry to provide storage space for the family. A new family room, kitchen and breakfast area opens up the once tight space.  Finishes of the home from the aged slate floors, modern but classic white subway tile in the master bath, clean wide wood flooring, and crisp architectural lights maintain the integrity of an old farm house while also adding modern day appeal.

Wellesley, MA - Complete interior and exterior renovation and addition to a residence located in the Wellesley historical district (Circa 1884). BayPoint was involved in this project during the pre-construction and design phase. We worked with the owners, architect and historic commission members resulting in an un-compromised design that satisfied the owner, national register of historic homes, and the town officials. A large addition was extended off the back of the house to add on a family media room and commercial-grade custom kitchen. The entire exterior was stripped to reveal remaining period details, which were restored. Custom milled interior and exterior trim were created to match existing antique details.

Back Bay – Build-out of a gutted two-story contemporary condominium overlooking Copley Square.  The project included an entertainment/game room, custom kitchen featuring German Bulthaup cabinets, 4 new bathrooms and a photo studio. All doors, built-ins, running trim, bath vanities and several sliding Shoji screens were custom milled out of Douglas fir for the owner. A complex lighting system illuminates the home, and hidden lighting alcoves allow architectural features to be showcased.  The master bathroom consists of a spectacular glass tiled steam shower, a large double vanity with stone top which floats above the floor, and a granite surround soaking tub which is also surrounded by ambient light in architecturally detailed plaster alcoves. A new historical copper penthouse opens up to a roof deck with spectacular city views and includes a grilling and entertaining area along with a hot tub.  The roof had to be structurally reinforced to allow for the added weight of the roof hot tub and reconfigured deck space.  Located directly on one of the busiest streets in Boston, street rentals and hoisting of materials had to be meticulously planned in order to keep to the tight construction schedule.

Pier 7, Charlestown, MA – Complete gut and renovation of a luxury condominium located on the water at Constellation Wharf in Charlestown.  Exterior water-proofing was required due to inadequate original construction and wear and tear, which caused the condominium to take on water.  The interior renovations included a gourmet kitchen, custom dining room buffet, Italian marble foyer, living room, office, master bedroom and master bath.

Concord, MA – Interior and exterior renovation of and addition to an elegant 6 bedroom, 7 bath, Colonial style home. In the rear of the house a screen porch was demolished and replaced by a four-season sun room. Demolition revealed rotted structural wood throughout the home, which required extensive repair and reconstructive work to siding, trim, and entry porticos.  The new four-season sun room was built on 21 sonotubes and 10 foot posts.  It consists of a spectacular vaulted cedar ceiling, mahogany floors, a mahogany wrap-around porch and floor to ceiling glass windows to capture the stunning field views. The basement was renovated into a cozy entertaining area including a bar/kitchen area, bathroom and playroom.  An extra bedroom and bath were configured upstairs to accommodate family. BayPoint hand crafted custom built-ins throughout the home, including custom desks in the bedrooms.  Various windows were reconfigured and replaced by BayPoint to further enhance the views and lighting throughout the home.

Brookline, MA – Renovations and addition to a contemporary cape.  The 3-story clapboard and slate roof tower addition provided an elegant bedroom and dressing room on the second and third floors and a new kitchen on the first floor.  The 1,100 SF kitchen includes custom cabinets and an antique reclaimed floor. The slate roof was removed, reinsulated and replaced from above to maintain the existing tongue and groove cathedral ceilings.  This elevated the roof line by eight inches; therefore, new trim had to be installed to the entire exterior and the chimneys needed to be replaced and
re-flashed.

Weston, MA – Complete renovation of a 60's style ranch home for a nationally known architect.  Renovations included a full commercial capacity high-tech kitchen, two home offices, maple floors and stairs, custom built in bookshelves, kitchen cabinetry, desks and TV armoires. Construction also included a 1,200 SF custom built library with floor to ceiling built in cabinetry. The modern design features extensive custom lighting highlighting art collections. A hybrid environmental control system was installed in the main house and display garages for collection preservation.  The renovation turned this ranch home into a fully contemporary space providing the owner with solid lines and high quality finishes.

Wenham, MA – Renovations and addition of a new formal entry and powder room to this colonial home.  The new picturesque entry consists of an exterior portico, custom mahogany doors and a cathedral ceiling, Venetian plastered walls and Brazilian walnut flooring with a herringbone inlay. The new formal powder room contains walls and cabinetry covered with fabric wrapped panels, mahogany trim, and an accent wall of book-matched stone.  The renovations also included an ornate decorative plaster ceiling in the dining room, existing bathroom renovations, and a gut and rebuild of a new gourmet kitchen. A 22-foot long steel beam had to be added to further support the existing kitchen and first floor.  The beam and steel columns were skillfully hidden in the architectural archways of the home and blend flawlessly with the design.  This project was completed while the home was occupied by the owners.
